Welcome to Quail Meadow! Whether you are moving in full-time or making this your Florida retreat, we are glad you are here. The steps below will get you set up with the community and the management office.
Your First Week
Four Things to Do First
Complete these steps in your first week and you'll be fully set up as a Quail Meadow resident.
Right after closing
Stop by the clubhouse during posted hours with a valid photo ID — the community manager will issue your amenity ID on the spot. The amenity ID is required for the pool, fitness center, and meeting rooms.

Register on VineConnect
Register for the VineConnect owner portal at vinemgmt.cincwebaxis.com/qmpoa so you can pay assessments online, view statements, and submit requests.

Update Your Records
Update your contact information (mailing address, phone, email, emergency contact) with the QMPOA Office.
Email the office - 03
Read the Rules
Review the CC&Rs, Bylaws, Rules & Regulations, and ARB Guidelines under Governing Documents before any exterior work.

Pick Up Your Amenity ID
Stop by the clubhouse during posted hours to pick up your amenity ID so you can use the pool, fitness center, and meeting rooms.

The two most-used forms for new owners — submit on VineConnect, or request a printable copy from the office.
Architectural Review
ARB Request Form
Required before any exterior change — paint, fences, sheds, additions, landscaping, roof, driveway. Approval typically within 30 days of a complete submission.

Welcome Package
Community map, key contacts, amenity info, ARB summary, and rental rules — everything new owners need in their first week.

Quarterly Assessment
The Quail Meadow POA assessment is $110 per quarter, payable through VineConnect or by mail to P.O. Box 30437, Tampa, FL 33630.
Amenity Access
Residents in good standing may use the clubhouse, outdoor pool, fitness center, shuffleboard courts, and meeting rooms. An amenity ID issued at the clubhouse is required; guests must be accompanied by a resident.
Architectural Review (ARB)
Exterior changes — paint colors, roofing, landscaping, fences, additions — require written ARB approval before work begins. Forms are available from the management office and on the Governing Documents page.
Pets, Carts & Parking
Leashed dogs are welcome, subject to the community's breed and size rules. Golf carts are permitted under Florida state rules. Commercial vehicles, RVs, and boats have specific parking restrictions — see the Rules & Regulations.
